A new joint venture announced on 29 October 2026

Guthrie, Bumi Assets and YTL Power announced a joint venture to develop approximately 1,623 acres of freehold land in Bukit Kerayong, Selangor. The official releases dated 29 October 2026 described an integrated industrial development, with a light-to-medium industrial park, commercial components and supporting infrastructure.

Guthrie said it would dispose of the land to the venture for approximately RM933.57 million. The announcement described a proposed development and a land transaction; it did not establish an approved, completed or operational industrial park. This article records that announcement rather than assuming later delivery milestones.

Who held the interests in this proposal

The releases named Bukit Kerayong Industrial Developments as the joint venture vehicle. Guthrie was to hold 30% through its subsidiary, with Bumi Assets and YTL Power holding 35% each. Those interests explain the announced partnership; they do not establish the specifications or occupation date for any future factory or plot.

YTL Power described infrastructure capabilities it would bring to the collaboration. That statement should not be converted into a claim that a particular electrical load, water capacity or telecommunications service had already been allocated to the proposed development. Such commitments need their own site-specific documents.

This was separate from the July announcement

Bukit Kerayong had also featured in a different Guthrie announcement on 15 July 2026. That release concerned its partnership with Sime Darby Property and a proposed transaction involving approximately 1,021.93 acres for about RM798.3 million. The partners in that venture held equal interests.

The October proposal had different partners, acreage, consideration and ownership interests. Keeping those details separate avoids counting one headline as an update to the wrong project. Readers comparing development news should identify the parties and land involved before combining announcements into a single delivery story.

Connections are a starting point for route checks

The October promoters highlighted connections through the West Coast Expressway and North Klang Valley Expressway, together with proximity to Northport and Westports. These were their location claims. The releases did not provide an independently tested travel time or demonstrate the final access arrangements for an individual future parcel.

A business considering a future location should ask how the chosen plot will connect to the road network and when those connections will be usable. It should also seek the relevant planning status, infrastructure timetable, utility commitments and conditions for occupation, rather than infer readiness from the overall land area.

A future comparison option, with unresolved delivery details

The proposed development is relevant to businesses considering the wider Klang and Port Klang corridor. Its relevance to Shah Alam is indirect. One proposed park does not establish future take-up, achievable rents, price growth or a change in Shah Alam demand, and the corporate land consideration is not a stand-alone factory valuation benchmark.

The releases left construction timing, phasing and a confirmed operational date unresolved. A buyer needing premises soon should keep that uncertainty visible when comparing future options with existing space. Shah Alam Factory & Land Team can discuss the timing and operating requirements behind that comparison, with current project and property details checked separately.
