What the partners announced

AME Elite and KLK Land announced the preview of i-Park@Coalfields on 22 July 2026. Their joint release described a 151.2-acre industrial development in Coalfields, Selangor, with an estimated gross development value of RM1.3 billion. Gross development value describes the proposed development's overall value; it is not a buyer's expected return.

The development vehicle, Central Gateway Development, is a 60:40 joint venture between AME Elite and KLK Land. The release outlined semi-detached factories, detached lots and freehold build-to-suit parcels. The team covered the preview in August. This article discusses that dated announcement, rather than confirming the current delivery or availability of any individual property.

A new option still needs an operating brief

An industrial-park announcement can broaden the locations a business considers. It does not make every offered building suitable for the same operation. Before comparing Coalfields with an established Shah Alam location, write down the production process, intended occupation date and the building features the business actually needs.

That brief should identify the questions to put to the developer and the professionals advising on the move. Examples include the intended use, equipment layout, available electrical capacity, water requirements, loading arrangements and any specialist fit-out. A clear brief makes it easier to distinguish a relevant proposal from an attractive presentation that leaves important operating questions unanswered.

Connectivity claims need a route check

The partners highlighted the LATAR Expressway and connections towards Port Klang and Subang Airport. Those are the promoters' location statements. A factory user should test the routes that matter to its own deliveries, suppliers and employees, including the final approach to the proposed parcel.

For a location comparison, use the same starting point and assumptions for each option. Ask the logistics team to examine the routes and timing relevant to its vehicles, rather than relying on a general map radius. Record any access question that needs confirmation. A recognised highway connection and a workable daily journey are related considerations, but one does not establish the other.

Separate the masterplan from the property being offered

A masterplan may describe the intended estate, while a buyer needs answers about a particular parcel and phase. Request written information on the proposed delivery date, approvals, utility provision, access and responsibilities for shared infrastructure. Ask which features will exist at handover and which are planned for a later stage.

The same distinction applies to sustainability and estate-management descriptions. Treat them as matters to document and understand, rather than shorthand for confirmed operational suitability. Compare the actual terms, specifications and obligations offered to the business, with advice on any point that falls outside a property agent's remit.

How this relates to Shah Alam

Coalfields is a wider Selangor comparison option, not direct evidence of Shah Alam factory prices, rents or demand. The useful lesson is to compare confirmed readiness with the business's required occupation date. If you are weighing an established factory against a proposed park, the Shah Alam Factory & Land Team can help organise the property questions around your operating requirements.
