The October update was a distinct transaction milestone
A Mycron Steel filing dated 6 October 2026 said the conditions precedent under its sale and purchase agreement and deferred payment agreement had been fulfilled on 2 October. According to the filing, accessed through KLSE Screener’s mirror and corroborated by EdgeProp on 7 October, both agreements became unconditional that day.
This was an update to the RM30 million purchase of an industrial property in Seksyen 15, Shah Alam. Shareholders had approved the acquisition on 8 September 2026. The October update did not announce completion. This historical account therefore records the unconditional milestone; it does not assume that payment, title transfer or completion subsequently occurred.
Later development: in a separate announcement dated 28 October 2026, Mycron confirmed that the acquisition had been completed that day. This later filing updates the transaction status; it does not change what the earlier announcement established at the time.
The property already served the buyer’s operation
Mycron’s original 15 June 2026 announcement identified its wholly owned subsidiary, Melewar Steel Tube, as the buyer and parent company Melewar Industrial Group as the seller. It described leasehold industrial land with buildings in Shah Alam. The purchase was a related-party transaction, rather than a sale between unrelated market participants.
EdgeProp reported that Melewar Steel Tube occupied the property as its corporate office and factory. It described approximately 232,178 sq ft of land and approximately 140,404 sq ft of gross floor area. These reported figures relate to this existing operating site; they do not establish the condition or usable area of another factory.
Why the company wanted ownership
The report said the company had been paying RM175,000 a month in rent. Mycron’s stated reasons for buying included removing that rental expense, reducing exposure to possible rent increases and gaining flexibility to upgrade or reconfigure the premises. It also pointed to continuity at the existing location.
Those were the company’s reasons for this purchase, not independently demonstrated savings or a general recommendation to buy rather than rent. Another occupier would need to consider its own financing, maintenance, fit-out and operating requirements. The reported rent should not be treated as the rent achievable at a different Shah Alam property.
Unconditional still leaves questions to answer
The key distinction in the October report is that the specified conditions had been fulfilled, while completion had not been announced in that update. A buyer tracking the deal should seek a separate completion announcement before presenting it as a completed transaction.
For a purchase of their own, factory buyers can ask their advisers which milestones remain, how payments and transfer will be documented, and when possession or any existing tenancy changes. They should also check building condition and future works. A corporate filing about agreement status does not answer those physical-property questions.
Keep the local conclusion narrow
This is direct Shah Alam evidence about one owner-occupier purchase involving related companies. It is not a broad price index, a rental benchmark or proof of demand across the city. Its value to a reader is the clear distinction between announced, unconditional and completed stages.
When comparing a property opportunity, use current documents and comparable evidence for the relevant type and location. Shah Alam Factory & Land Team can help clarify the premises you need. Legal obligations, financing and transaction completion should be verified with the appropriate advisers for the actual purchase.
